Waterfall’s unique concept of Luxury Standard Features awards the Homeowner with an extraordinary amount of upgrades, features and options included as part of the standard base price for every home.   • Every room is pre-wired per plans with 4-line telephone lines as standard.

  • Every room is pre-wired per plans with cable TV as standard.

  • All rooms, where noted on plans, have switched outlets to turn-off or dim lamps from wall switches as you enter the rooms as standard.

  • All rooms as noted on plans provide power sources in ceilings for ceiling fans and light kits as standard.

  • All kitchen hoods are vented to the outside as standard.

  • Pantry’s doors in certain plans feature beautiful glass doors with etched or frosted glass, labeled ‘Pantry’ as standard.

  • High-quality closet shelving included as standard in all plans.

  • Numerous outdoor post lamps, carriage lights, patio lights and other outdoor accent lighting are included as part of lighting allowance as standard.

  • All homes feature 30-year architectural grade shingles with ridge-vents and continuous soffit ventilation as standard in all homes.

  • All overhangs, soffits and facias are low-maintenance vinyl with continuous drip edge offered in a variety of colors as standard in all homes.

  • All homes feature hurricane sheathing panels stored in the home for protection in the event of hurricane danger are included in the price of all homes as standard.

  • All homes include150 linear feet massive masonry columns and masonary privacy walls with a combination of hand-made cast-stone wall and column caps for all courtyard homes and lakeside homes additionally feature with hand-made ornate metal gates and railing included in the price of lakeside and courtyard homes as standard.

  • All homes include driveways, sidewalks, front and rear yard irrigation within allowances as standard.

  • All homes include live oak trees on front lot corners, palm trees and a variety of other plants including sod grass in front and rear yards per allowances as standard.

  • Each home comes with an extensive combination of warranties for all products included in the price of each home as standard.

To the best of our knowledge, no other builder or community includes such an extensive variety of features, options and upgrades. All of the above are included in the price of each of our Waterfall homeplans as standard!
